Expediting, development and property management have been my passion for 25 years.  Working with clients to pinpoint their business needs, and fulfilling those needs to the best of my ability is my goal.  I strive to grow my relationship through active communication with clients, and city agencies, commitment to achieving a positive outcome for all projects, and expanding and perfecting my services.

Our Services

 

We offer services to expedite your permits at Licenses and Inspections for your current and upcoming development projects!

Step 2

Expediting Service Agreement

 

RE: _______________________________________________

This agreement is between____________ __________________and Quaker City Consulting LLC, for expediting services agreed upon for the submission of a_________________ __permit to the City of Philadelphia.

The client agrees to all of the following:

1. Provide the expediter with filing fees charged by the city to submit permit applications

2. Provide the expediter with permit pick up fees charged by the city

3. Provide the expediter with all the checklist items needed to submit the applications to the city as laid out in the checklist provided by the expediter

4. Expediter submits documents on behalf of the client based on the instruction of the client. If the City of Philadelphia requires a change in the submission, the expediter is not held responsible. If a new submission is needed, a new contract will be provided at an additional cost.

5. If the City requires additional information on the due date of the permit and the process is prolonged, client agrees to provide the expediter with any information requested in order to resubmit in a timely fashion.

6. The duties and responsibilities agreement provided by the expediter will be used to determine which contractor will be responsible for each duty unless otherwise noted in writing between expediter and client

 

Step 3

Duties & Responsibilities Agreement

 

Owner:

 

  • HUD or deed proving ownership of property

  • HUD must have a settlement date

  • Deed must be recorded from the city

  • Full name and address of property owner

  • Identify the current use of building space

  • Provide total square footage of the property

  • Description/brief synopsis of what you want to do with your property Wet signatures on all Inspection forms (if required)

  • Provide expeditor with the signed expediting agreement

 

Contractor:

 

  • Updated Tax Clearance Form (dated within the past 30 days)

  • Updated Insurance Information (dated within the past 30 days

  • Insurance Declaration Page for Auto Policy

  • Wet signatures on all Inspection forms (if required)

  • Provide the total estimated cost of work

  • Provide the total estimated area of work

 

Architect:

 

  • Provide all wet seals on drawings

  • Provide owner with knowledge whether Geotech or engineer stamps and paperwork are required and obtain documents

  • Provide Water Department applications (for new construction properties)

  • Provide Streets Department applications (for new construction properties or properties impeding on the public right of way)

  • Make sure if multiple addresses and properties are included in one plan set that all properties are identical in design

  • If they are mirror images, all like properties must be on one set and all mirrored should be on a separate set.

  • Address ALL numbered items on comment letter (if any) to ensure a timely re-submission Provide a description of what is to be done to the property on the building application

 

Expeditor:

 

  • Ensure proper paperwork is received from Architect/Owner/Contractor

  • Obtain stamps from the Streets Department or Water Department prior to submission or resubmission of permits

  • Obtain and submit revisions/initial submissions in a timely manner


 

Step 4

Building & Zoning Checklist

 

What information do I need to provide prior to the submission of my building or zoning permit? When building and zoning permit applications are filed with the city, certain information must be provided in order for the application to be processed. Please provide the following information to ensure that your applications are submitted in a timely fashion:

Building Permit Requirements:

❏ Full name and address of property owner

❏ Full name of contractor, address, and license number

❏ Tax Clearance (dated within 30 days), Certificate of Liability Insurance (dated within 30 days), a notarized letter stating contractor has no employees (if applicable)

❏ Identify the use of building space

❏ Total square footage of the project

❏ Total estimated cost of the work

❏ Description/brief synopsis of what you want to do in your property

Zoning Permit Requirements:

 

❏ Full name and address of property owner

❏ Identify the current use of building space

❏ Identify the proposed use of building space

❏ Description of what you want to do in your property

Failure to provide us with ALL of the information above will delay the submission process. Please note: building and zoning permits take about 20 BUSINESS days to be reviewed by the city. When your application is submitted, you will be notified of the approximate due date for your permit. After the city processes your application, they will notify us that your permit is ready for pick up or additional information is needed.
